A regular schedule of maintenance can put a stop to the most common and costly
problems, before they occur. The majority of problems that a house faces are
from lack of regular maintenance. It's not that people don't care. They're just
too busy with life or don't really know how and what to check for.

Check taps are not leaking
Check toilets flushing and overflow, adjust for best water economy.
Check loft insulation is adequate and in place
Check doors and windows are free from draughts.

Preventive Maintenance
Check roof tiles are in place and not cracked.
Check roof ridge tiles are secure.
Check pointing around roof verges etc.
Check gutters are clean, free flowing and not leaking.
Check drains are not blocked.
Check sinks toilets, baths and showers etc for leakage.
Check and lubricate lock movement.
Check and lubricate hinges in all doors.
Test downspouts to ensure proper drainage from the roof.
Check chimneys for obstructions such as nests.
Examine the walls for cracks, leaks or signs of moisture.
Check condition of fences and posts as necessary.
Inspect window putty on outside of glass.
Check for and seal off any holes in exterior of property that could be an entry
point for small pests, such as bats, squirrels.
Remove any plants that contact, or roots that penetrate the property.
Examine all roof flashings, such as at chimney and roof joints, for any signs of
cracking, leakage or movement.

Check windows.

Safety
Check the property for safety hazards such as a loose handrail,
lifting or buckling carpet, etc.
Vacuum fire and smoke detectors, as dust or spider webs can prevent
them from functioning.
Check gauge on all fire extinguishers; recharge or replace if
necessary.
Check fire escape routes, door and window locks and hardware, and
lighting around outside of house; ensure family has good security
habits.
Check smoke, carbon monoxide and security alarms and replace
batteries.
Repair driveway hazards and pathways as needed.
Repair any damaged steps that present a safety problem.
Locate and check main services isolators. |
